Overall I found this to be an excellent source to knock out CPEs. The first volume provides a conceptual overview of valuation practice and dives into some of the methodologies. However, the second volume is quite heavy in statistics and is probably too advanced of a topic to address in self-study.

I selected this book becuase I wanted to knock out a large portion of my CPE credits and the topic sounded pretty interesting. While it was pretty well written, I must say that the errors in the test at the end were extremely frustrating. And they were plentiful. It was also frustrating that several of the questions required you to look at material online or somewhere outside the text.
However even with these setbacks, it was still fairly easy and you can pass with no problem. I just wouldn't use it if you're a perfectionist.
